I am a tad late to this conversation but as an experienced investor, I wanted to touch on several comments in this thread, I will do my best to remember them all.Build your team first (of course this comes after educating yourself on the specific strategy you intend to do with books, BP, mentor, RE group meet ups, etc).

Just like with an experienced private money lender, you will sign a promissory note and have a mortgage or deed of trust recorded.

Also looking for a realtor who is experienced with investors and knows the Lawrenceville area really well (and possibly Shadyside also) or an honest wholesaler!

Does not make them a scammer just poor choice of assets and probably not nearly experienced enough in the asset class to understand what they are really like or what they are doing.. as they are brand new to the space.
