Some common sense guidelines, do you see evidence of water damage or fire?

I mean there's a lot of anecdotal evidence about having multiple streams but little details about them.  

There is simply no evidence that either are coming, for now at least.  

Evidently that was a good deal as they had 15 offers on it this week and one has been accepted.

The seller probably already knew that the Section 8 would be a tough sell, but now they have evidence of it.  

I'm still in the "information gathering" stage of my RE investing and in all I've read and listened to, I've yet to see or hear any evidence that would explain what the differences between what broker lenders can offer vs. going right to the banks.  

I think trying to predict a downturn from any one subset of data points (in this case anecdotal evidence from mortgage lenders) is not going to give you an accurate idea.  

The lender wants at least two years evidence of cash flow through commission before they will do a pre-approval.

So far I've looked at articles online but I've yet to find concrete evidence...
