While I agree that a good property manager is a must, as @Chris Clothier mentioned it's still imperative that you visit the property regularly to ensure that your interests are being looked after, and this alone eats considerably into your cash flow, not to mention your time and energy.

It is likely the last time I use it.I like that in the application phase a prospective tenant doesn't have to give me all their highly sensitive data (social security number mainly), I can just get the non-sensitive other information on an application.

You can get some very useful data on the county website regarding age, sometimes rough floor plans, sales history, property owner info, lot size, zoning, etc.I also like to get a sense of what homes are selling for in the area if I don't already have an idea.
