Congrats, thats huge.I'll throw in a few pieces of advice, and you can pick and choose which ever one works for you.1).Stay away from debt (especially consumer debt, credit cards,car notes and such).

I'm not sure about enterprise solutions for locks but on the consumer side Bluetooth/NFC options require a hub if they're not connected to wifi.All things to consider as you look to price it out.

I’m probably thinking it is more time-consuming than it is.

California, Nevada, and Idaho have statues that regulate intermediaries and protect consumers from theft who want to do a 1031 exchange.

Lenders structures are very compartmentalized, the departments that you and all other consumers have access to are completely oblivious to operations and more internal structures but i can assure you they know they own it, of course when i say "they know" i mean its within their "book, system  reports" Depending on who the lender is you might have a chance to contact the right person or department to buy the reo but the bigger the lender the less chance of that happening.  

But in residential it is assumed that the consumer should have the benefit of these protections. 

I've yet to see a BPO (For consumer) done by an appraiser.

There is ways to get discounts other times of the year so you don't need to have these items sitting around.I have purchased extra things like light bulbs, batteries and other consumables when on sale, but I leave bigger ticket items for when I actually need them.
