I have reserve for emergency upkeep.  

All of that takes additional support as opposed to reactive property managers that are just reacting to one emergency after another.

I wanted to have access to the money in the event of an emergency.  

They do a very good job screening, and I understand/ agree with the criteria they use.They have a maintenance department that is reliable and can handle emergencies.

This is useful even if they have an emergency.

That leaves having someone within 30 minutes for emergencies. 

We have had good luck with emergency rental assistance paying a lot of tenants rent through the pandemic… so you might try googling that plus your county name and maybe find some options for your tenant.
