[Calc Review] Help me analyze this deal

Once again, just trying out this tool for the first time and I am a first time investor.  Your thoughts would be appreciated.  

I do not live in Charlotte NC but know the area well and this property has a great location.

One of the three condo's will need repairs which I calculated around $15K without looking at it.  Could be more.

Full cash payment.  Would you recommend that or should I finance some of it (like 20 or 30%?).  I have reserve for emergency upkeep.
