And you'll free up more cash because you can purchase the other properties with less down payment than you need to leave in equity for a refi.A little creative allocation of your cash proceeds can reap a lot of benefit for you in a multiple property 1031.I just got done with what should have been the easiest exchange ever, but didn't use Dave and had a pretty miserable experience.

I originally wanted to take out the mortgage under my name using my investor's funds but, this doesn't seem possible without the investor having to pay the gift tax on the down payment when he gives it to me to invest.Any tips for how to structure this deal in order to move forward?

House Hacks are the easiest since you are usually finding properties that don't need a lot of work, putting only 5% down and then saving on living costs while building equity, cash flow and getting tax benefits.
