We are leaning away from the house given the risk and also how this de-values the house if we wanted to sell in the future.

The off-campus building or development may market specifically to college students, or it may de facto have a very large percentage of college students, but if you as a middle-age single male (or you and your family) wanted to live around hundreds of college sophomores, they couldn't really stop you.
