If you need 100% of the rents, most guidelines won't let us use the full income on new properties until you have a 1yr lease signed and they have paid their first months rent to you.Last resort, any family or business partners that will co-sign for you?

@Hassiem Cliett Great to see that you have a champion mindset, if you are 100% serious and the numbers work, get your parents to co sign for you and sign a contract with them that says the day you turn 18 you get 100% ownership and responsibility.

I used a local California property management company to perform the lease signing and background checks on a tenant we found ourselves for my newly vacant SFH. 

Does the existing paperwork that has the old owner on it transfer to me or do I need to prepare a copy of that lease and have everyone sign so it's "legal"?

True with rentals too, where I would sign leases regardless of season.

actually i ended up signing up for the plus membership here, the calculator tools are just to good to pass up for 90 dollars a year. makes things incredibly clearer i highly recommend the plus membership at the minimum

The bank required a signed document from my family stating that the money was in fact a gift and I was under no obligation to repay it.
