We are working with a designer and project manager out of state to setup a STR for a property we just bought. 

One of the strategies that my property management team currently does to try to generate more PM leads is that we send out mailers to any expired and sold multi-units on the MLS.

It helps you to understand what goes on with managing a property so you can better manage your property manager in the future.So, decide on a market that the numbers work for your strategy.

Has anyone successfully implemented this strategy?

Marriage, a daughter, and a need to get out of New York led me to Albuquerque, which is where I became serious about real estate and the strategy that changed my path and my life. 

I sort of did this strategy over the past few years but have a tough time making sense of it right now.
