I think there are quite a bit of both of these types of people visiting BP and would hate to deny the next @Brandon Turner the information they need in order to build their financial future.Maybe the answer is that posts about investing with no (and low) money down should have disclaimers warning newbie investors that it is important to make sure they have their personal finances in order before they invest and link back to some articles that teach the basic tenants of creating wealth.

That said, for the screening criteria (if the potential tenant ask), set a height minimum score, so you can denied anyone you don’t like (ie, tenant with pit bull as support animal ...) base on that without worrying about all the threats of fair housing lawsuits.

It is incumbent upon owners to continuously monitor the condition of their properties and addressing various safety issues as they arise:Loose railing, rotting steps Improper ventilation Inadequate fire suppression Electrical problems Sanitation/sewage problemsWater quality problems Pest infestations - wasp nests etc.If you have a claim and you are found by court to be grossly negligent, your insurance will deny the claim and you will be sued for everything you own.

If I don't like how they're keeping the place, I can terminate them with minimal fuss.In many areas the owner cannot deny a tenant the ability to install a satellite TV system.You say you don't really know what's going on with the wiring.
