While kind of interesting, some part of the country trade on a price per square foot basis....while other places do not at all, making it sort of a bad comparison across multiple markets where the metric has no meaning.

I also flip 1-2 times a year when the opportunity presents itself.I am interested in doing a 1031 on one of my Vegas properties and buying 2 properties with the proceeds in another part of the country. 

A payment check will get these properties off the status.You deal with actual auction and be ready when they are auctioning off these properties, Court houses, auction.com, MLS are the legit. 

LOL.. she wanted us to re stucco the whole side of her house.. we did not do that pushed back then she wanted 150 bucks or something and we gave her that to shut up.other one I did was on the opposite side of the country literally Oregon coast.. this was a subdivision that my bank took back so there was one house built there on two lots over looking the pacific.

Recently, when I have a tenant that is falling behind and wants to catch up after I take them to court, I have been writing what my lawyer calls a Stipulation Agreement.My problem is that my lawyer tells me that in order to enforce them, we need to file within 30 days of the first breach of the Agreement.But often, especially when dealing with tenants trying to catch up, they slip a little from their plan.
