after being gone for almost exactly a month (I left on April 19, got home May 16). 3 weeks of 6 ten-hour-days of hands-on rehab (with a great crew of workers), and another 5 days of before prep, after mop-up & travel.Everything is mostly done -- the tenants are skilled enough to fix the remaining items  - drywall texture, baseboard throughout the house, put in a few doors, replace some outlets, & install a range hood, replace cupboard doors, finish painting touch-up, & replace outside gate.

Leaning to screen and manage tenants is another key skill to having a decent stress free live as a landlord. 

It's just two different ways to do it based on your budget & amount of time / skill you want to put into it.

@Jeff Koehler put an ad on craigslist, or learn a simple skill that a flipper would find handy. 

@Mike S. you'll certainly learn a fair amount about the process as an LP, but if you really want to get involved in the day to day you'll likely need to find a Sponsor who is willing to let you get in on the GP side in return for some specific skill(s) you bring to the table (deal sourcing, underwriting, capital raising, bookkeeping, etc.).

Finding a good rental property is the skill--not finding the lease option option.

Those skills are not learned overnight or by taking a RE course. 

The sooner I can start investing the sooner I can stop working 70 hours a week for other people.Some part time jobs---or skills can pay quite well. 

In addition to the license or equivalent, if an applicant is a researcher, the verification of employment must support the position is utilizing the doctorate skills.
