In Georgia it is much more expensive and time consuming to foreclose instead of evict so they need to have some serious skin in the game (at least 10%) before I will give them owner financing.FYI I just had a tenant buyer walk away from her 5k option fee.

Apparently it's very common down here in Miami for people to break up single family homes into 2-4 efficiencies without the permitting because the code inspector hardly goes into the house and it's so costly and time consuming for permitting.

I'd suggest you include sources of financing bit not go into how they operate rather than staying on your side of the fence as a consumer or use of funds.

This thread is a bit old, however as the first responder suggested I've seen and heard many times the best suggestion is to use Kilz on the subfloor, of course replacing the bad soaked through sections.On Tile - I've personally used baking soda/water and a scrub brush - was time consuming and hard on the back, however rubbed the baking soda with a bit of water into the grout, let it sit for 2-3 days, then came back and cleaned the baking soda up with water and a final cleaning with another cleaning solution - good as new and no smell.Guess it would depend on the severity of the problem for the solution.

In Washington DC, it's a very time consuming and painful process to evict anyone, even a hoarder who is clearly living in conditions that must violate several of your city's building and health ordinances.
