Hey guys,I want to know if it would be a good idea to start a partnership with a general contractor with extensive contracting experience but doesn't have much cash on hand?

I know the market is wild but one thing you could do is not have an appraisal condition but conduct one to know the value if you are not comfortable camping it on your own.

I have found deals with these numbers, however they needed extensive work and most good contractors in the area are extremely busy right now, so I've passed them up. 

This is exactly why we photo document all of our projects extensively.

If so how did you conduct your research?

Whichever path you take, it also had a very extensive list of institutional buyers that can come in handy down the road.

However, you should consider if there is extensive rot in the joists too.

While I have seen the business quite extensively, I know there is much to learn and I believe it would be foolish of me to try to reinvent the wheel when there are so many that know so much more than I.2.

If they ran their own service, I'd use a separate contract for the cleaning.As others have pointed out, you need to document (including pictures) the unit before the tenant moves-in; conduct a move-in inspection with the tenant and have them sign an inspection report.
