@Peter Li If you want to find cash flow properties in California you might have to look in the central valley like Fresno, or Bakersfield or the Antelope Valley or out to the east in the Inland Empire which is where I do my marketing and wholesaling.

Although they're headquartered in Chicago, they have local crews in the major inner cities all over the central and northeast (Detroit, Philly, Baltimore, DC, etc.).  

@Chris SeveneyYou sound knowledgeable, so I am going to pigggy-back onto the OP's question and ask my own- approximately how much would it cost to add central air to a 1,100 sq.ft home with a basement?
