, whatever and also the income and expenses the Property Management Company sends me twice a month.Most software I see assume I am the full time landlord and I am not sure what software to start out on. 

I just heard about this software about Kent Clothier's new software designed to find vacant homes i think that will be my first investment..lol

Now, they want us to feed their software a copy of the credit report, and full scenario, for a yes/no answer. 

Any good software recommendations?

We had a software we played with in the past we used between ourselves to show "before and after" but used it mostly to settle a debate as to who had the better plan.  

If you were referring to online software, there are lots of BP threads on the pros and cons of various products (most seem to be Quickbooks vs Xero).
