They buy hundreds of acres in your area and within a year they have 40,000+ sqft warehouses with $100M in infrastructure with the latest in technology, manufacturing next door and a retail location in the city center selling their product lower than anyone else. 

If it meets code but simply wasn't permitted, you can probably rectify it with a few hundred bucks to your local government. 

The cabinets had mold in them as well. 

My suggestion is: if you need a couple hundred grand + to qualify for a million dollar credit line and you now have $150K available, why not use your existing funds to build up your war chest?

With this many properties you could be looking at getting hit for a few hundred dollars for each one for the appraisal and again for the title insurance.  

Will it greatly detract from your life if you overpay on interest a few hundred dollars over the course of 5 years?

If it's under a sink, you can open the cabinet doors to allow warm air to circulate around the pipes.

You can talk to landscapers about zero scaping to keep it low-maintenance.I manage hundreds of single-family homes and we don't have many problems with lawncare.
