What kind of lending would work???

Hello all BP family. I'm kalem geerts and yes I'm still new at this . I'm seeking so advice on a deal that was brought to me. INFO-- this is a 6 home deal for 80,000 . 4 of them are mobile homes with carport, and 2 I believe are houses, all are by or on a lake. 2 of them need some work but are still rentable. My question is that we don't have the cash to buy out right, so what kind of financing options would we have. the owner wont carryback and Finance. And I have been told already that due to it being multiple homes and such a low cost that it would have to be a commercial loan or cash buy... Does anyone know of anything else??? would a private money lender 've a good idea???
