Miami just had a news report where they are fining Airbnb owners and I also believe I saw another on Vancouver fighting short term rentals as well as NYC now stating it must be owner occupied and only allowed to lease for a certain number of days per year.

One of the advice I would give you if you do start thinking about investing here is don't buy properties that use oil to heat water or heat the property, it gets expensive quickly.

I have a trusted foundation company that I've worked with in the past so I'll have them come out, take a look, and work their bid into my numbers.Ben, I believe the differential in price is based on the type of repair and often on the warranty the foundation company will offer.

The finance company she worked for was somewhat new at it, didn't have the safeguards in place and allowed managers in charge of these REO's to set prices and sell them, apparently believing the dire stories of investors resulting in low offers that were accepted.
