My gut says its still the 2 person per BR quota, but wanted to check to see if I had any way around not wanting 3 adults in a 2 BR. 

Plus some adults like to have tubs too.

If so, require the adults who are not on the lease to complete applications and background checks.

Does anyone have experience with deals in these communities?  Care to share your experiences, pros and cons?  Please do share.  I'm considering a couple of properties to hold and see some potential flips as well.  Thx...

In California, you have to consider the total income of the occupants who are applying - can't require each individual adult to qualify alone.Obviously, if you can require that - and you always do - that's your way out.But, I always trusted my "hinky" feelings. 

In the rest of the country legal gun ownership is VERY common among LAW ABIDING adults.

Then noticed the two young adult daughters in the van who would also be living in the house and they were very overweight too. 

I have a tenant (single female) on the 1st floor who has only been there a few weeks and has sex quite loudly around 2am when I am trying to sleep after putting in a 12-16hr workday.

It's not your job to become her financial tutor or to accept being inconvenienced because she can't manage her finances.I had some young students who would try and enmesh me into their inability to become financially responsible adults.
