Applicants whose only rental history is there mother

I have this applicant that needs a rental property. Everything checks out great except this is my first time having a applicant with no rental history only there mother is put down as landlord. How should I proceed? or what is common practice?

Make the mom co-sign as a jointly severable tenant. This will ensure that if he skips out, damages property, etc you can hold her liable for the lease as well. Look up how college rentals work and go off of that. If he's making good money though it shouldn't be a big issue.
