Any ways, should I take the income from the property and pay on principle to eventually be able to refinance and turn it into a higher income property, or better be able to make a profit off of a sale down the road and invest that into properties in the future?

There are ways to eventually take the co-signor off the loan, but there would be some fees involved to do so (ppwk, qualifying for a new loan on your own to replace co-signed loan).

If the rent is $1,920.00 per month....I have them actually pay $1917.00 to erentpayment so their total out of pocket is still $1920.00 per month.I al;so tell the tenants that erentpayment also reports to Transunion/Equifax so as they continue to make payments on time this can help them establish better credit which eventually can help them become owners instead of renters some day
