We have elected not to do that since the total cost that will get passed along to the tenants will increase.We've had two water leaks between the street and the house, so follow up as needed.  

This was instrumental when I elected to hold the renters deposit on move out related to damage done.   

For me, I elect to hire property managers.

Tenant elects to accept the property in its current condition and/or they are waiving their opportunity to inspect, at their own choosing and for their own convenience.

You do not want to elect corporate status (C or S Corp) without first understanding the tax implications in doing that.

That just serves to create distrust as the guest then thinks you are saving their info even after they've elected to not let you, otherwise why would you still be forcing them to enter it?

The little satellite towns and neighborhoods to major vacation spots get so much more traffic in-season they sometimes get members elected and they get their panties all in a bunch and say "We're done!" 

Keep in mind in Texas, a JP Judge is an elected official and has no requirement of a legal background nor is bound by precedent. 

The hoa could make rules preventing or limiting rentals, they could mismanage or steal funds, there could be assessments, the hoa president could just be an a-hole.
