DOM is around 90-120 right now for something fairly priced, there is very little high end inventory that isn't in the suburbs (which are dying in Memphis)..

If the growth faucet in Texas ever turns off (which of course it will at some point), it's likely the apartment builders will be the last to notice, which will mean a glut of inventory on the market, which could potentially drive rents down.
