THEN I would call my agent and prospective property manager that I've picked out and ask them if they can drive past the property to see if they see some obvious things wrong.THEN I would have my agent write an offer, contingent upon an inspection, appraisal and verification of rents. 

You would required insurance binder on thier dog,  proper verification of immunization. and dog must be leashed if outside and in owner control at all time.But as soon as thier lease is up the dog must leave or they all can leave.

There is an identical property across the street for rent (listed for 1200/m).

Depending on your credit score, you can get a loan with no income verification (because most investors write off a significant amount of their expenses) in the 7's with a few points depending on the loan size.  

The price is right, and my agent is getting feedback that it "feels smaller" than ones of the identical floorplan.   

Also on a single family with a mother in law that's totally separate it's easier to apply for zone verification.

And this is how you get good leads no matter what anyone tells you.Next set up your company infrastructure, get a brand, a logo, an Identity (my image of my company is my super awesome partner Dixie).
