U can go into almost any mid west rust belt city today and buy any number of houses for under 100k  day one  no problem thousands of them but these are not where owner occ's will buy.. neighborhoods are too sketchy to downright dangerous  schools bad to terrible  retail closed down becomes of decades of thefts  etc etc.  

Should I go intern right out of high school or work under someone as a mentee?

California always has the specter of Prop 13 modifications, but those are populist rather than corporatist, and the revenue would sooner go to schools (etc) than banks.

There are still opportunities out there.Most important is finding a market/school that makes sense #'s wise and then going an inch wide, mile deep in that market.

In order to make it useful you have to convert it to a liquid (I'm having bad flashbacks to High School and College Physics). 

With the new hospital, casino, expansion of grantline road, good schools and various other infrastructure building it's ripe for appreciation.

My primary target markets fall into three categories: families looking to get into the school district, divorced/separated, and families transitioning from selling their home but needing to wait to move-in to their "being built" home.
