Jerel, If the end buyer is paying all cash this shouldn't be a problem, however if they are applying for traditional loan to obtain this property 9/10 the lender will not pay for the "assignment fee" portion of the overall price.

Basically, HELOC is similar to a credit card, but has a higher credit limit, and most of the traditional banks will not do HELOC less than $10,000 limit.
