The one caveat is that if you have an executed lease you may be able to wash the payment but you won't get any positive credit for the rental income.

It's Inflation Proof, as we Americans buy more "stuff" in good times, and need a place to store it, and It's also Recession Proof as businesses and individuals downsize during lean times, and there is less development activity.

If the units have term leases, keep in mind their leases survive the sale of the property, and you wouldn't be able to move in or execute a rent increase until the term is up, with proper notice.
