Access to the MLS will help you wholesale.

There are wholesalers in town but haven't found much luck with that yet.

In general, if you can find a great deal, you should be able to find the money for that deal; worst case, you should be able to wholesale that deal to someone who has money, and use the profit to start building up your nest egg (for future deals).

My question is how many forms are necessary to do a wholesale deal?

I think you're saying that you did a wholesale where you closed the A-B with your own funds, fair enough, happens all the time.You also said that it CAN be done in your area with the end buyer's funds.
