Now that that is done - I will start chapter 2 and begin trying to wholesale where I will be posting in that forum next.I got into real estate after first going to a 3 day Rich Dad seminar - and I met a stranger there who happened to live close to me - and we went in on the 'advanced training' splitting the cost (which was a lot!)

In general, if you can find a great deal, you should be able to find the money for that deal; worst case, you should be able to wholesale that deal to someone who has money, and use the profit to start building up your nest egg (for future deals).

I think you're saying that you did a wholesale where you closed the A-B with your own funds, fair enough, happens all the time.You also said that it CAN be done in your area with the end buyer's funds.
