Hey BP,I've owned and managed 6 units for nearly a year now, and I was curious to see how often you landlords out there visit your properties to check-in and maybe do some light work in picking up loose twigs, garbage, etc.  

New carpet, paint, fence around the back yard area maybe, new lighting, a few windows.

Only real problem is no one could ever track down the lock box code so we had to break in after closing to inspect and secure with new locksets ( new locksets are normal, breaking in not so much ) A light cleaning and a little paint and it should be rent ready on the 15thHang in there and don't get frustrated when they need everything immediately and then take forever to respond.Roll on,,,,,,

Replace the entire heating system - capital3. repair/replace and outlet/light fixture - expense.

This is something that is very illegal and as a landlord you should not take lightly, which sounds like you are not taking lightly.

My business partner and I presented our business plan to a small group of wealthy individuals, and they pretty much gave us the green light to jump right in.

I would like to approach this topic in a different light that other people have not done yet. 

We plan on living in the first floor and doing some updating and light reno work.

Based on all this I decided I would be better off terminating this lease, doing some repainting/light work to the apartment and trying to get a new tenant that I can screen in the apartment.
