We’ve gone through the process of doing an application and submitting the required documents, and our lender is saying our combined income is too low, even with a significant down payment. 

Calculator should provide amount of conversion  tax payments needed, one or multiple conversion options,  Medicare IRMAA impacts, various investment percentages of Roth growth vs IRA growth, and RMD amounts with associated tax bill.I’ve seen numerous CFPs hawk their services for $5,000 or more.  

I read on one of these forums, where someone was looking for creative workarounds to avoid a down payment, the suggestion to purchase via seller carry, then immediately refinance after closing, which I understand would pay the seller immediately?

Obviously the location of a property doesn’t impact the down payment/financing but there is a property 2 doors down from the property my wife and I just purchased and started renting April 1.  

Usually, sellers are only willing to do it if they receive a significant down payment and most will only do a VTB for a portion of the property.

Real estate can be an excellent investment, but ensuring you can comfortably manage the payments is vital, even if you encounter negative cash flow periods.

For example, if you sell a $750K property with $500K in seller financing...well, the $500K will be excluded from the exchange and capital gains taxes will be recognized as payments are made.
