That's all it is.It's sad that you feel it's necessary to call a little sweet old granny a "fraud" and "scammer" because she wants to sell her interest in the home she raised her family in on her own without the "help" of a Realtor.All of the 'public outcry' is Realtors complaining about people they view as competition, whether it's an investor, an FSBO, an FRBO, or a wholesaler.

I wasn't sure if the bank doesn't just take there sweet time waiting on someone to pay much closer to asking price.

I am closing on a deal next week and would have to use a private lender for this house as I've committed my free cash to pay for the rehab of the other property but I don't mind paying extra interest on a deal this sweet. 

I'll try and keep this short and sweet (once this project is over, I'll spill all of the gory details)...Working on a flip, signed a contract with a GC (great reviews with BBB and online)......paid him some $ up front.  

Pulling all the good sub2 stuff together into one place like that would enable all of those tough searches to be simplified into "just hit that sweet page with everything good".

I'm not the brightest crayon in the box, but when I represent someone else, you can bet your sweet butt that I will go over and beyond quality service, but then again that is why some people stay at the bottom feeder level?

How do you narrow the search further and then ultimately fine tune it to pick one or two sweet spots?

Couple of yrs ago, I wanted to do flipping, but now buy and hold is where it seems I have found my sweet spot.

Some were getting pretty sweet deals.3 apartments went empty during that time, but the owner was kind enough to leave them vacant so we could fill them with properly vetted tenants.
