How Do You Select A Farm Area?

The Birmingham, AL MSA is 1.2M. We are the largest MSA in the State. We have everything from inner city junk to multi million dollar private estates like most major metro areas. Memphis, TN, which is currently a hot bed for investor activity, has a similar MSA at 1.35M and is 200 miles to the north west. The demographics are also very similar. I am interested in median priced houses for fix and flips to sell outright to homeowners or to convert to turn key rentals. There are probably over 100 different subdivisions in the MSA that meet the median price criteria. How do you narrow the search further and then ultimately fine tune it to pick one or two sweet spots?
