The best way to answer your question is for you to figure out your "Freedom Number", or the amount of income that'll allow you to live comfortably.

Since I was in Texas and planned on staying there I found out that I was qualified to take a real estate broker license test and get a license so I took the test and got that license but I never did that full time.  

Don't take ownership of their financial lives 3. have not developed a strategic plan to implement a strategy to be comfortable in retirement regardless of income during their working years.

The title will be transferred to me and the current loan and insurance will stay in his name.  

I don't care either way as I think he intends on staying for a while but even if he left, the unit is very nice and he's very very neat so it would rent for the same price in a minute. 

The goal is to find someone who would want to stay beyond a year.

Just trying to figure out if you've hit that comfort number but you are continuing for the fun/love if real estate.
