You absolutely can, and should, perform a thorough inspection no matter the occupancy.Bottom line is that I think you should spend a lot more time learning and asking questions before you try to execute on a deal--especially a long-distance deal in a dicey area.

The title companies have backed off on us now that we have closed a 100 plus deals with them.. but 5 years ago we had to bring to them all our original releases for their staff to review before we could get early issue.
