The rules in place are for closing date. 

You are not required (unless you have a local law that says otherwise) to give a reason, simply state that the lease will terminate on X date and it will not be renewed.  

If you go past the date on a lease, what happens?

receiving small duplex as a gift free and clear,what's the earliest date can pull HELOC,for fix and flip?

If  you had quality finishing work but, picked dated and dark looking finishes I have seen them influence an appraisal.  

I also keep a log of contact emails back and forth, texts or a phone call summary- date time and brief summary of conversation.
