Do I go with the boutique that has way lower fees but also way lower production, or do I go with the big firm with high fees and higher production?

What type of loan product are you planning on?  

It's a portfolio product. 3 year draw period, prime + 2(6.75% currently) and 1% origination. 

I know a great realtor who always has off-market deals and specializes in remote investors/buyers... it would be great to connect you two while you're in town.. she's a complete shark and sharp as a tack..

Charles Soper escalation clauses seem to be common here in Georgia, it is included as a “special stipulation”.

I have 22 STRs, and currently have 56 tenants.  54 tenants are working a special job at a local refinery. 

I'd be concerned about being the first few builders to bring a finished product to market since who's going to want to buy and live in a construction zone.

Not a developer, but I think typically builders don’t want to have more than 25% of the finished product into the lot costs.....seems like your purchase price is too close to the individual lot values, after subdivision.
