I almost had one go down because the owner's representative (the son) sold the range & refrigerator right before the closing, then claimed they were broken and he just had them removed.In any case, if you don't think there's any financial (or otherwise) value to attending, skip it and see what happens. 

There is an affadavit from a son in January 2022 stating the property was in his father's name.

This is the advice I will give my sons.

I spoke to his agent that was there on behalf of the family after his two sons inherited the house.I just waited until I saw a car in the driveway to go over there and talk to someone.

Two years later, his teenage  son moved in to my attached guest house which i rented out to a friend before. 

However, we are unable to convert it to a long-term rental, because we stay there whenever we come to XXXXX to visit our son and daughter-in-law, and we are considering moving in full-time within the year.

I did the actual cleanup as I was dropping off my son at WSU (90 miles south of our house) so I just did the cleaning and let it go.

My son recently graduated from A&M and he and his wife lived in the neighborhood just north of College Station high school.

Now let's further assume mom's will leaves the property to her son and disinherits her daughter who mom considered a ne'er-do-well and unworthy of inheriting her estate (knowing she would not inherit anything might have prompted her to commit the fraud). 

I was hired to provide properties to the dad so the dad could learn investing and he asked that I train his son as well, on real estate.
