You are wide open for being sued for discrimination.

And yes I realize that costs can vary widely.

not all lenders are nation wide or lend in rural communities are restricted to certain states.

Most investor friendly agents I work with or know of should be able to handle your wide range and will welcome it.

If you've read around here for even a short while, you'll see the widely held opinion that betting on appreciation is just that - betting.  

We had a channel that developed on its own and turned into about a foot deep and almost as wide. 

(a 50' wide lot somewhere that requires a 20' side setback would leave you with a 10' wide sliver to build on).  

Title company wants to charge us $300 to do it but his divorce decree states that if he sells the house, which was a double wide destroyed in the Harvey hurricane, then he would owe her $25,000 but it states that the property goes to him. 

If your newly subdivided lots are 150 feet wide and you have 50' setback requirements, then you can build a 50' wide house. 

I had to connect all of the dots and learned a ton about moving double wides!
