@Vince Futia  check with your local laws to see if they allow an extra amount for a pet deposit (not allowed here in NJ) and definitely ask for another $25-$50 per month depending upon the number, size and what type of pet it is.

I just served six years in the Navy as a nuclear electrician.

Can someone explain/define what IRR means and what size rentals it applies to: single family, 2 family, 3 family, 4 family, 5 family, or apartment buildings.Also @Will Barnard you mentioned "loss to rent", can you educate me on what this means and in which size rentals it refers to?

All the other houses in the neighborhood, this size, are selling for around $250,000. 

I try to find the more profitable building, with 5/6 appartments of different sizes.

Now, look for houses that have recently sold, same size, etc.

Serve 14 days on 2nd day if they don't pay.3. if your lease states the lessor is the LLC and you file the 14 or 30 day notice and the court paper with the LLC name,  the judge may toss it out and require you to resubmit it with a lawyer.
