It sounds like you are saying the loans are not under your name at all, you didn't personally sign for a residential loan, these are commercial loans that were closed and funded to the LLC, correct?

But really looking to get some outside perspectives on this before I sign the dotted line. 

The tenant has agreed to leave and has signed documents stating they are leaving on Sept 10th.

If sales are being made that's a good sign, if not I would question if it is a good zip code to invest in. 

I do specifically make them sign a form that says there will be no pets, to include service animals.

@Wayne Brooks Thats right...there concern is the validity of sale and proper notices beforw the sale..totally agree...I will try because the seller is willing to sign any document giving the buyer or the title company garantee if someone comes back and redeem the seller is willing to pay back the title cost and refund the buyer.@ Jay Hinrichs@Michael BiggsThank you guys for your input
