One of the tenants, who seems to be clean, the times I have entered their property, had a window trim in her bathroom that was full of mold and kept spreading when she cleaned it.

Seems like the most logical way to do that is make sure it's a good market/deal and personal preference but there's plenty I've found that could be good deals.

I have heard that I should have an LLC for each home but it seems administratively burdensome to have 100 bank accounts and 100 different tax filings, credits cards, checkbooks, etc...

To me it seems like such a straightforward easy solution that bypasses any law anyone can impose on wholesaling.What if you borrowed money from your "dad", ot "best rich friend" and bought houses with that money and sold the house immediately after you bought it to an other cash buyer?
