I know this has been discussed in other posts but they seem to be full of opinions and not many people that have actually partnered.

One of the tenants, who seems to be clean, the times I have entered their property, had a window trim in her bathroom that was full of mold and kept spreading when she cleaned it.

Especially if you are going to be paying 25% to a management company, it seems like they are getting a better deal than you are. 

Seems like the most logical way to do that is make sure it's a good market/deal and personal preference but there's plenty I've found that could be good deals.

My PM has a standard/automated notice that goes out in the 2-day and 7-day windows, but this doesn't seem to be very effective. 

I have heard that I should have an LLC for each home but it seems administratively burdensome to have 100 bank accounts and 100 different tax filings, credits cards, checkbooks, etc...

To me it seems like such a straightforward easy solution that bypasses any law anyone can impose on wholesaling.What if you borrowed money from your "dad", ot "best rich friend" and bought houses with that money and sold the house immediately after you bought it to an other cash buyer?

This seems the easiest route if possible.Do I just go to work and use that money to pay someone else to come build it so I can have a better cost basis?

But KRE (etf for regionals) seems to have stabilized and if it's just a loan I guess I'll ask around to see what their refinance costs are.
