They are all "scams", and I put scams in quotes cause they do give you information, just very vague information, unless you buy their course for anywhere from $97.00 - $50,000 depending which Guru real estate shaman you happen to be listening to.

Plenty of these turnkey providers are scamming out of state investors who are buying inventory in worse than advertised neighborhoods, with terrible rehabs, site unseen.

Hey Trevor, just go ahead and do some Skiptracing to that list, I always buy from Listsource and I know a lot of companies out there that they offer you skiptracing services but they are very expensive like $0.35 to $0.25 cents per lead, I used to hire a VA's before but the only way for you to be sure it is a good data is to call them all with a no refund option, I have been scammed several times like this.

Hey @Melanie Stephens, I have stories ranging from having six figures stolen from me from a "mentor" that turned out to be a scam artist, to having a four-unit building wit on the southside of Chicago with every unit being occupied by gang member squatters.
