Here’s my quick look at the BRRRR calculation:$220,000 ARV x 70% (All-in Costs Target) & Refi LTV = $154,000- $35,000 Rehab estimate = $119,000- Closing Costs - Holding Costs = Maximum Allowable Offer (MAO) or Purchase price Your $165K Purchase price is already over the 70% (without Rehab, Closing, or Holding Costs).

There has got to be some requirement of accepting help and working to solve problems whatever they are in exchange for the help,  and those who won't take the trade should move along and accept consequences for any illegal activity until they see fit to change their minds.What I don't get is that the city has a lot of surplus land -- and a lot of people with a lot of great ideas to quickly build a class of housing someplace between a glorified garden shed and a 200-300K or more per unit "affordable" housing complex.

@Kelvin FunesBergen county is a great area to raise a family, hard area for first time buyers for various reasons - the stock of multi families are limited....they rarely come on the market....and when they do they sell quickly often before hitting MLS.
