With two of my rentals I was instructed to build a structure around it to prevent "easily touching" the cables. 

We'll hold in both names and one of us will get an agency loan (to prevent it from counting against both of our limits)

I guess month to month is too much to hope for.Suggestion: Conduct quarterly preventive maintenance.

We also replaced the fill hose and valve on the toilet to prevent another overflow.Now we need to decide what to do about the basement long term.

You'll want to customize whatever you use to prevent specific situations from happening.

@Patrick C.Unless you are in some sort of area that prevents terminating a lease, cash for keys should not be necessary on a MTM tenant.

The product is built specifically to prevent that. you can pull out 100% of the HUD1 (line 120), so there is no way to profit directly from the cash out.

This prevents parties and reduces turn over.When children are involved, the general HUD occupancy guidelines are number of bedrooms times two, but HUD also says to consider bedroom size and sometimes a plus one rule applies.

Also do you do your own due diligence to make sure the HOA/deed restrictions don't prevent short term rentals?
