I've heard the host needs to spend time on the site searching for people to host.

You wouldn't want your mortgages to go unpaid for two or three months as people lament or are stressed out over other issues.

I've heard that from a couple of people in the industry and I've seen it online. 

Talk to a lot of people.

People love to talk it up on an Internet board but will never hop on a live or recorded call that would be broadcast to the same people they are trying to impress.

Just wondering what other people here think of the area and if you would invest in Brownsville.  

On the other hand, you can't market for free, unless you believe gurus who claim that you can do wholesaling by looking up MLS, Zillow, Redfin and etc.

Then I usually have 5 or 6 people who won’t pay by the 5th.

Find some sort of deal (which is hard to find right now as prices have risen substantially over the past handful of years), or some sort of value add (maybe find a fixer upper and do a lot of paint work, cosmetic, etc. yourself to get started and save money). 

I have lots of extra time on my hands, am self motivated, and mostly have a desire to learn more about real estate.
