Hi I have a property in Orange Ca that meets this criteria.

Specifically, the home I'm interested in is located in an upscale gated community in Orange county Ca.

You don't want to be on Poe Avenue which is considered upper Vailsburg but comparing comps on Tuxedo Parkway which is Ivy Hill, a highly desirable (relatively speaking ) section of  upper Vailsburg but nicer  and bordering South Orange.

During the big ol’ crash you had a lot of empty stuff in the Inland Empire while a lot of Orange County just dropped their rent (with various levels of severity).

Here's a list of companies who've left the burbs for the loop over the last decade or so. http://www.chicagotribune.com/business/ct-company-...Personally, I think East Garfield Park could gentrify someday, but I see the path of progress in the short term continuing up the blue(Logan Square, Avondale, Irving Park), Red(Uptown Edgewater, Rogers Park), brown(Albany Park, Irving Park), orange(Bridgeport, McKinley Park), and Pink(Pilsen, Little Village) lines.  

Unlike @Michael Swan I am comparing units in the same location (all units in San Diego) versus Swanny is comparing San Diego SFR to Ohio MF which is a bit of an apples versus oranges comparison.  

I would call the apartment association of Orange County and get clarity and follow it to the t.
