After a few months searching online (part time) for my first new deal, I believe I have found it near the Riverside area.

I put in an inquiry on Lending Tree and before I could hit send I was inundated with phone calls and emails from online entities that I've never heard of. 

As someone else has said, the solution will vary a great deal based on the person's objectives, risk tolerance and time commitments.

I have 2 young kids and my wife (soon to be ex) that's moved into her own apartment will have their objections.

 $100 and an on-line form is all you need to register, and you can use whatever boilerplate set of documents you like for organization.

I just want to say most of my tenants would not be able to pay online because of their age.
