I don't want to pay for a new unit when its nothing but capacitor or a thermostat, or have a short service life capacitor installed so the Tech can get a quick callback for extra work (not all Techs are top notch in diagnosis).If you intend to learn to service your own A/C units on the fly as they go down, I'd say that's probably a rather big learning curve, and will require some specialized equipment and training on how to safely do it.The rent or buy decision aside, it's best to have a couple of experienced reliable A/C techs at your disposal.

Lender - HUD allows any FHA approved lender to do a 203k, even with no 203k education/experience; but it's best to select a lender with a lot of experience with 203k's. 203k Consultant - the lender selects the consultant; this is why it's important to select your lender carefully, b/c the lender is responsible for the selection of the 203k Consultant; to be a consultant, you basically need to be a home inspector with 3 years experience (over simplified) and HUD will put that person on the roster of 203k consultants, without any education, training, or 203k experience; selecting the best 203k lender will usually guarantee you a good 203k comsultant.

When all of things are newer and you manage the guests well, the actual maintenance costs for a STR tend to be about the same, if not a tad lower, than long term (NOT including the ongoing cleaning costs . . . which again helps reduce the unplanned maintenance and repair costs of the STR).However, in another way you're likely to have MORE maintenance and repair in STRs because essentially you have all the volatility as a normal house, plus furniture and decor, plus a revolving door of guests.
